Do you handle both interior and exterior work?

Yes. Lumen Opus LLC covers the outside of a property with concrete, framing, siding and exterior garages, and the inside with drywall and finishing. That means one family-owned business can carry a project from the ground up instead of you coordinating several trades.

Do I need a permit to build a detached garage?

In most cases a new garage needs a building permit from your city or county, and local rules set limits on size, height and how close it can sit to property lines. Requirements vary from one locality to the next, so it is worth checking early. We can talk through what your garage project is likely to involve before any work starts.

How long before I can use new concrete?

As a general rule, new concrete can usually take foot traffic after a day or two and vehicle traffic after about a week. It keeps gaining strength for roughly four weeks, and weather plays a big part in how fast it cures. We will let you know what to expect for your slab, walkway or driveway.

Should I repair my siding or replace it?

Small areas of damage, like a few cracked or loose panels, can often be repaired. Widespread warping, rot, soft spots or moisture getting behind the siding usually point toward replacement, because the problem tends to run deeper than what you can see. A look at the wall in person is the best way to tell which one your home needs.
